Established in 2011, Bannerman Burke Properties Ltd offers simple property management to make the letting and management of your property as straight forward and stress free as possible. Our letting number is LARN1905053 and we are member of the Landlord Accreditation Scotland (LAS).
We offer our clients two different services, Tenant Find Only and Full Management.
Tenant Find Only
Marketing – We will advertise your property to the widest possible audience on our own website and other marketing portals with property details and high quality images.
Tenant Referencing/Affordability Check – We offer a comprehensive reference check/affordability check on all prospective tenants.
Private Residential Tenancy Agreement – Preparation and execution of the legally binding Private Residential Tenancy Agreement, with executed copies sent to you.
Legal Requirements – We will keep you as a landlord up to date on what documents are legally required for letting out your property including landlord registration and safety certificates.
Full Management
Our full management service includes all of the above and much more.
Advice on Rental Income – We will advise you on the best rental figure achievable for your property, based on current market conditions.
Safety Certificates – We will organise all safety certificates needed for your property through our carefully selected tradesmen at preferential rates. Safety certificates include, gas, electricity, pat testing, fire detection, EPC, legionnaires, and chimney (if applicable)
Security Deposit – The deposit paid to us on the commencement of the tenancy will be lodged with a recognised third party trust scheme. Bannerman Burke Properties Ltd currently use My Deposits Scotland.
Council Tax – The local authority for your property will be notified when a new tenant moves in to and vacates your property.
Inspections – Each property will be inspected every 6 months and recommendations made if needed to the landlord and tenants.
Maintenance – We will be on hand to take care of any maintenance issues whether routine or emergency in nature.
Rent Collection – A standing order is set up with each tenant for the payment of monthly rent and this amount less our fees and any invoices will be transferred to you. You will receive a monthly statement each time a rent has been paid and will have access to your own account on our system where you can view past statements/invoices.
Peace of Mind – We will deal with your tenants, regarding all aspects of the tenancy, so you don’t have to.
