THE SITE
A site of approx 2/3rds of an acre, (2545 m2) is on offer for sale. The site is enclosed by post and wire fencing for the most part with drystane dykeing to the part of the East boundary adjoining the former school, vehicular access will be thru this dyked area. The toilet block brickwork was in good order so it was refurbished as a WC and shower and a utility room with a larch clad workshop build alongside. Parcels of woodland form the North and part of the West boundaries, otherwise the plot is surrounded by open grazing land with stunning views over the countryside. There are two mature beech trees (protected) within the site and the toilet block is still in situ between them. There are power cables running in the southeast corner of the site. PROPOSED BEECHGROVE ECO HOUSE
BEECHGROVE is designed to function without a conventional central heating system. Higher than normal levels of insulation to the full external skin and a high level of air tightness have been designed into the fabric from the outset to reduce heat loss. There is minimal glazing to areas receiving little or no sunshine to minimise heat loss. There is a large amount of south facing glazing to allow solar gain, this is effective in this instance as there is a large mass of masonry at the core of the building (4000 clay bricks) to act as a thermal store and buffer. The two entrances have air locks to minimise heat loss when entering and leaving. A mechanical ventilation system with heat recovery is used to recycle heat from cooking and bathing as well as ventilate. A wood burning stove in the living space will provide top up heating when required. It is designed to platinum level passive house standard.

The site may well lend itself to any other property or development that suits the buyer, and may be changed, subject to planning approval.
